Comparative analysis of daylight, view, and visual privacy: a New York City case study

This study evaluates visual comfort in urban residential spaces through a case study of five New York City apartments. Analysis of 1,832 rooms reveals an average Residential Daylight Score of 7.94, with 75% of rooms having unsatisfactory views and 44.7% of floor area experiencing privacy concerns.

Our findings indicate strong correlations between daylight and view quality, while privacy remains independent, primarily influenced by vertical position, unlike other qualities that respond to urban density and window-to-wall ratio. Through Pareto Front analysis, we identify spaces with superior, mediocre, and inferior visual comfort, offering a multi-objective framework for design and planning decisions.
